PLEASE READ THOROUGHLY. THIS IS A SHORT-SALE. This is a 3 bed / 2 bath house, but tax records state it's a 2 bed / 2 bath. This property was purchased in May of 2022 as a rehab project. At the time of purchase, the main floor of the house was full of mud due to the Dec 2021 mudslide. The rehab project consisted of a $165,000 renovation project which included remediation and removal of the mud and debris (interior & exterior), adding an 8' retaining wall behind the house, splitting cost with neighbor for side block wall, a new back deck, new exterior paint, new interior, A/C unit was added, partially new electrical wiring, canned lighting added, new LVP on the main floor, new carpet upstairs, new plumbing fixtures, and a few cosmetic upgrades to both bathrooms. HOWEVER, the contractor who added the retaining wall created a V-Channel rather than closing off the wall. During our most recent rainy days, more of the debris came down the hillside through the V-channel and instead of flushing between the subject and neighboring property, it filled the back deck, side of house, and some mud made it into the house (NOT CLOSE TO THE EXTENT IT WAS THOUGH). It was a failed V-channel. Whoever purchases the property will need to add a chain link fence to close the gap, remove the mud on premises, and repair the flooring that was affected on the main.
